Terms & Conditions
Booking A booking
is only confirmed once a completed booking form and deposit are received by the owner. Only the persons named on the
booking form will be allowed to stay at the villa. The sending of a deposit and booking form confirms the acceptance of the
terms and conditions set out below and shall be binding on the persons intending to occupy the premises whether or not such
persons have signed the booking form. Each booking will be confirmed as soon as reasonably possible after receipt of the signed
booking form and the appropriate deposit. Single sex groups may be accepted, full details to be given at the time of booking.
Florida State Law prohibits subletting, sharing or assigning. Any persons not shown on the booking form will be asked to leave.
Reservation Deposit and Payment of Balance A deposit of £200/$300 is required with the completed
booking form. Confirmation of booking will normally be made within seven days of receipt of deposit. At the time of confirmation,
an account will be issued showing the balance due. Once the booking is confirmed, the deposit will be non-refundable but will
be deducted from the full rental amount due. The full balance is payable no later than 10 weeks prior to the date of departure,
the owner reserving the right to cancel if the balance of the sum remains unpaid 9 weeks prior to the date of departure. Bookings
made within 10 weeks of departure are payable at the time of booking. Full details and key collection details will be sent
to you after the full payment has been received.
Security Deposit In addition
to the rental charge a security deposit of £250/$400 per booking is payable to cover breakages or damage to the villa and
or contents and excessive cleaning costs other than those normally incurred in connection with the occupation of the villa.
This deposit is refundable, subject to deductions to cover the expenses mentioned above. It is very rare to withhold any deposit
unless there has been significant damage, the odd glass or plate will not be charged for. Deposits will be refunded within
21 days of vacating the villa provided there is no need for deductions.
Cancellations If clients
should cancel, or the owner cancels the arrangements due to the clients failure to pay the balance within the time allowed
before departure, a cancellation charge will be levied based on the following

than 10 weeks - Deposit 6 to 10 weeks - 50% of Villa Rental Within 6 weeks - 100% of Villa Rental
Any monies
due under the above terms must be made with the cancellation notification; otherwise the FULL amount of the villa rental will
become due.
In the unlikely event a cancellation is made by the owner for any reasons other than the above, a full
refund of any monies paid will be made by the owner, including deposit. This amounts to the full liability of the owner.
Any
cancellation must be sent by registered post or recorded delivery, by the person who signed the booking form. Acceptance of
the cancellation must be confirmed by the owner. The date of the cancellation is at the date the registered post or recorded
delivery is signed for at the owners address. In the event of dispute, details of the registered/recorded delivery will be
required, along with insurance details.
We strongly recommend you do take out insurance at the time of booking which
will cover any genuine reasons for cancellation.
Force Majeure The owner
or the owners agents accept no responsibility or liability whatsoever for any loss or damage or alternation to the terms of
the booking caused by events beyond the owner's control including (but without prejudice to the generality of the forgoing)
war, civil commotion, flight delays or cancellations, adverse weather conditions, fire, flood or industrial dispute.
Complaints
Should a problem arise relating to the premises the Client should contact the owner's representative, local (Florida)
management company. Details will be found on arrival at the villa. In most cases problems can be resolved if this procedure
is followed.
Availability-Arrival and Departure The villa will be available
for occupation from 4:00pm on the first day of the rental period and must be vacated by 10:00am on the day of departure. The
villa will be cleaned before your arrival and again on your departure. All rentals are inclusive of electricity, water and
local sales taxes.
Liability The owner's or the owner's agents do not accept any liability whatsoever
for death, personal injury, accidents, loss or damage to the persons or personal effects however caused. Please bear in mind
that your villa is situated on a development which consists of both residential and vacation homes. Therefore, the owner's
or the owner's agent cannot be held responsible for any ongoing construction, alterations to existing villas or any noise
as a result thereof on or around the development. Guests are specifically requested not to allow unsupervised children in
or around the pool. NB NO DIVING IN AND AROUND THE SWIMMING POOL. The owner does not accept liability for slips or falls however
caused in or around the villa. The owner accepts no responsibility for any security on the premises.
Brochure
and Web Site Description All descriptions on the web site and brochure are made in good faith and every care
is taken to ensure their accuracy, but no liability will be accepted in the events of any error.
The
Accommodation The accommodation booked cannot be sublet, shared or assigned. Only the persons named on the Booking
Form are permitted to stay in the villa. Pets are not permitted. For safety reasons and out of consideration for future guests
please refrain from smoking inside the villa.
Insurance Clients are recommended to take adequate
holiday insurance to cover eventualities such as cancellation, accident, sickness or damage.
Telephone
A telephone is available for your use in the villa, phone cards can be bought locally. Pool Heating For
guests who booked before 1st Jan 2008:- If pool heat is required, this must be requested at the time of booking. There is
an additional charge and this must be paid for within the final balance. For guests who booked after 1st January 2008:-
Pool heat is included to the price of the rental. In the event pool heating is requested and paid for, the owners cannot
guarantee the temperature of the pool and this will vary according to different factors, the main one being the prevailing
weather conditions.
Inventory Items No inventory items must be removed from the villa. This includes
linens and towels. Any breakages or damage must be reported to the Management Company immediately.
Neighbours
The villa is located in a new residential development area. It is not a holiday estate and is in a secure location. Please
be respective of others around you.
Check in and Out The villa will be ready for your arrival
at 4pm. Check out time unless arrangements have been made with the management company will be 10.00am.
Vacating
the Villa Keys; At the end of the client's stay at the villa the client shall return the villa keys to the lock
box or the owner's management company.
Vacating the premises at any time For added security at
night, a dead-bolt lock is fitted to the front door. If client's lock themselves (or the owner's representative) out of the
premises as a result of dead bolting the front door and exit the villa via the garage, then a charge shall be levied against
the client to cover the costs of regaining entry. The alarm must be activated every time the villa is unoccupied.
